Q3 2026 · Singapore residential

Two markets.
Two signals.

HDB resale prices softened even as transactions strengthened. Private home prices moved the other way, climbing faster despite a quieter launch quarter.

At a glance

The quarter in four numbers

What changed

Stability below, resilience above

Price direction alone does not tell the whole story. Activity, product mix and supply explain why the two segments moved differently.

What the report points to next

Forecasts remain ranges, not promises. Launch timing, affordability and buyers' willingness to commit will matter through the final quarter.

Three practical takeaways

The numbers are most useful when translated into timing, product choice and budget discipline.

01

A softer index is not a blanket discount

HDB price moderation coexists with record top-end deals. Location, age, size and recent MOP completion still create very different micro-markets.

02

Private demand remains selective

Projects with strong location and value propositions can outperform even when total market volume is quieter.

03

Quantum matters more than the headline psf

About 51% of Q3 new-home transactions were between $1.5 million and below $2.5 million, keeping total affordability central to launch pricing.
