Mortgage Market Monitor

Singapore bank rates, at a glance.

Follow SORA, compare indicative fixed and floating packages, and see how borrowing costs have moved across the property market.

Rates have fallen sharply from their 2024 peak, but the shortest SORA tenures are turning slightly higher. Use the comparisons below as a starting point. Final pricing, eligibility and terms remain subject to each lender's assessment.

Reading The Numbers

Three things to remember

01

A low spread is only the starting point

For a floating package, add the applicable SORA benchmark to the advertised spread to estimate the current all-in rate.

02

Lock-ins and flexibility matter

Free conversion, partial prepayment and sale-waiver terms can be as important as the headline rate, especially if your plans may change.

03

Borrower profiles are priced differently

Loan size, property status and credit assessment may change the final offer. Treat this page as a market guide, not a bank quotation.
