Singapore New Launch Market

Projects Weekly Update

A quick, readable view of where new-launch sales moved this week, plus short notes on the property stories worth watching.

Edition: 7 Sep 2026 Sales window: 31 Aug - 06 Sep Pricing accurate as at: 06 / 09 / 2026

West Zone Led The Week

The 31 Aug - 06 Sep sales window recorded 64 residential new-launch units, with West Zone contributing 36 units. Terra Hill stood out with 22 units sold, while The Sen, Sora and Narra Residences also added movement.

This is a clear step up from last week's 26 residential units, but it is still a selective market. Buyers are moving where pricing, location and product fit are easy to understand.

Central Luxury Remains Active

Lux Cluster / Central Zone recorded 8 units. Union Square Residences led the segment with 3 units, followed by One Marina Gardens with 2 units.

Central activity remains useful to watch because it shows whether higher quantum homes can still find buyers without relying on broad market excitement.

Resale And Exit Story Matter More

The week's news points to a more careful market: Q4 launches will test demand, foreign-buyer behaviour is under more scrutiny, and buyers are paying closer attention to holding structure, tax risk and future exit audience.

Big Planning Moves Are Building The Next Map

Punggol East waterfront land, commercial redevelopments with homes, and JTC's study on combining industrial spaces with housing all point to one theme: land use is becoming more mixed, more efficient and more lifestyle-led.
