EC Watch: Coastal Cabana

Coastal Cabana appeared in both weekly sales and the affordability tables. EC pricing remains worth watching because it sits between HDB upgrader affordability and private-condo alternatives.

Commercial / Industrial Movement

Gate+ recorded 4 transactions and Smart Food @ Mandai recorded 1. These are smaller numbers, but they help keep the weekly picture wider than residential launches alone.

Affordability Data Refreshed

The affordability tables are refreshed to 13 Sep 2026, with CCR, RCR, OCR and EC options grouped by bedroom type for easier comparison.

CCR Entry Choices Remain Tight

For 1-bedroom CCR options, Duet @ Emily, The Collective at One Sophia, OUE @ Twin Peak and Sophia Meadow remain among the lower-quantum entries in the table.

Family-Size OCR Options Matter

For buyers comparing larger units, OCR 4- and 5-bedroom tables continue to be important because total quantum, not just PSF, drives affordability decisions.
