One Launch Dominated The Week

The 28 Sep - 4 Oct transaction update recorded 401 residential new-launch sales. Lucerne Grand contributed 348, or about 87% of the total, putting the West zone far ahead of every other region.

The launch announcement reported 350 homes sold by 6pm on Sunday, while the supplied weekly transaction update recorded 348 for the reporting window. The difference reflects the timing and basis of the two datasets.

The EC Land Market Sent A Strong Signal

The Canberra Drive EC site attracted 13 bids. The top offer of $825 psf ppr set a fresh EC land-price benchmark and points to potential launch pricing around $1,850 to $1,920 psf, subject to design, costs and market conditions.

Private And HDB Prices Diverged

Flash estimates showed private-home prices rising 1.4% in Q3 while HDB resale prices eased 0.2%. Landed homes and OCR non-landed projects led the private-market increase.
